SkyRidge Resort Community
SkyRidge is part of the new specially planned resort area next to the Deer Valley® East Village. The community on the northwest shore of the Jordanelle Reservoir boasts easy access to The Greatest Snow on Earth®, just minutes from historic Park City Main Street and 40 minutes from Salt Lake City International Airport.
Round-trip shuttle service to the East Village Base Area and Jordanelle Gondola operates between 8 a.m. and 4:30 p.m. seven days a week throughout ski season, with a mobile app to schedule on-demand and point-to-point trips. (Short-term rental guests in homes managed by Deer Valley Resort have access to the shuttle; service will not be available for guests in homes managed by other companies.)
The Jordanelle Reservoir is a recreational lake that offers water sports such as waterskiing, boating, fishing, paddleboarding, kayaking, and more. A full-service marina with concierge boat service is available.

- Property management: Residents can sign up for top-tier property management services, including a rental program, through Deer Valley Resort Lodging & Reservations. The program offers both you and your short-term rental guests prime resort benefits such as priority lift tickets with guaranteed mountain access, preferred dining reservations, and more. Non-rental property management is available as well.
- Ski Butlers program: This concierge equipment rental service offers in-home fittings and delivery; owners get an exclusive discount.
- Complimentary ski storage: Owners can store gear at the Deer Valley Jordanelle Express Gondola.
- Deer Valley Welcome Center: Located at the SkyRidge yurt, offering lift ticket purchasing and other services.
Building a Home in SkyRidge
As soon as you close on your homesite, you can begin the home-building process by choosing your own architect and builder. Home designs in SkyRidge must comply with Wasatch County Codes, JRA (Jordanelle Recreation Area) East Side Design Handbook, and SkyRidge Architectural Guidelines. All plans must be submitted and approved by the SkyRidge Resort Community’s Architectural Review Committee (ARC) before applying for a building permit with Wasatch County.
Plan reviews can be completed in 90 days depending upon the quality of the submissions. The best way to ensure a smooth process is to hire an architect or designer who is experienced in designing in mountainous terrain.
- Homesite size 7,000 – 13,000 sf = Home size 2,000 (minimum) – 4,500 (maximum) sf livable space
- Homesite size 13,001 - 21,780 sf = Home size 2,500 (minimum) – 6,000 (maximum) sf livable space
- Homesite size 21,781 - 43,560 sf = Home size 3,000 (minimum) – 8,000* (maximum) sf livable space
- Homesite size larger than 43,560 sf = Home size 4,500 (minimum) – 10,000* (maximum) sf livable space
*Homes with allowable liveable space greater than six thousand (6,000) square feet may have a maximum of sixty-five hundred (6,500) square feet per floor level.
You must use an architect and builder who have been approved by the SkyRidge Architectural Review Committee. If your desired architect/builder are not already approved, the process is simple. Contact ARC@SkyRidgeParkCity.com for more information.
Homeowners Association & Amenities
SkyRidge Resort Community has an onsite manager: Coopers HOA Management, SkyRidge@CoopersHOA.com.
SkyRidge Resort Community governing documents can be accessed on the Community Documents page of our website (located under “Communities + Maps” in the site navigation).
HOA monthly fees are $260 for 2025. These fees cover insurance for common areas, landscaping, community road snow removal, and maintenance—along with the private SkyRidge Owners Clubhouse and HOA shuttle service to Deer Valley® Resort Gondola.
Rentals are allowed with a 3-night minimum stay.
The golf and equestrian amenities are independent facilities open to the public as well as SkyRidge residents and therefore not part of the HOA. SkyRidge owners will have preferred access to golf and equestrian events and programming.
Yes. Owners who choose to rent their properties are required to have a management company.
SkyRidge homeowners have access to top-tier property management through Deer Valley Resort Lodging & Reservations, including a rental program that provides guests with resort benefits such as priority lift tickets with guaranteed mountain access, priority dining reservations, and white-glove service. Owners who participate in the rental program receive these benefits, along with invitations to exclusive events and more. Non-rental property management services are also available to owners.
- The SkyRidge Owners Clubhouse will offer a lounge, fitness and yoga studios, and a seasonal resort-style pool with hot tub, cabanas, lounge chairs, and poolside dining—all exclusively for homeowners and managed and operated by the HOA.
- SkyRidge Trails Network offers over 7 miles of soft-surface hiking and biking trails at the SkyRidge North Trailhead with access to SkyRidge Peak. Around the community, you will also find miles of paved subdivision trails. There is trail access from the SkyRidge Community Park into the Jordanelle State Park, providing access to 16+ miles of the Jordanelle Perimeter Trail. From SkyRidge, users can access the Jordanelle Parkway Trail, which provides direct access to Main Street Park City via the Rail Trail.
- The Golf Course & Clubhouse will feature a 3-hole mountain course that can convert into a 9-hole short course; a 310-yard driving range with Toptracer technology; 15 private hitting bays; 3 indoor luxury simulator rooms for virtual golf and other games; and upscale retail along with a grocery café, restaurant, and iconic bar.
- The Equestrian Center will offer a 34-stall barn for boarding, a 66' Euro walker, a 60' round pen, 16 paddocks/turnouts, dedicated equestrian trails, indoor and outdoor riding arenas, as well as riding lessons and educational clinics.
Deer Valley® East Village

Starting in December 2024 (conditions permitting), Deer Valley will offer a sneak peek of new terrain and day skier parking in Deer Valley East Village.
- Three new chairlifts: Including Keetley Express, providing direct access to existing terrain.
- Several new ski runs on over 300 skiable acres of terrain: Perfect for exploring fresh powder.
- 500 additional skier parking spots: Conveniently located in Deer Valley East Village accessible via U.S. Route 40.
For the 2024/2025 season, Deer Valley East Village will offer limited skier amenities, including a rental shop, complimentary ski storage, and ticketing. A complimentary skier shuttle will transport guests from the new 500 skier parking spaces directly to the amenities and new lifts.
The resort is also introducing a new après yurt this season for daily après-ski experiences, along with resort-wide enhancements in snowmaking, grooming, and more.
Looking ahead, the 2025/2026 season will bring even more excitement, with six additional chairlifts, nearly 100 new runs, and 700 more parking spaces.
Sixteen new chairlifts and 135 ski runs with a total of 3,700 acres of skiable terrain will be added, making a total of 5,726 acres of skiable terrain at Deer Valley Resort.
The new terrain is just east of Deer Valley’s Bald Mountain. The area was formerly known as the Mayflower Mountain Resort project.
